摘要
基于扎根研究范式,对当前物业管理人员的胜任力结构与模型进行了本土化的探索。通过对10名物业管理从业经验丰富的项目经理进行深度访谈,运用质性分析软件Nvivo对访谈录音转录的11.3万字文本中胜任力相关内容进行编码,得到胜任力相关节点303个(原始编码),824个参考点(编码的出处)和15个关联式编码,最终形成了物业管理人员胜任力的7个核心编码:心理品质、业务能力、管理能力、敬业精神、人际沟通能力、外在特征。建构了物业管理人员胜任力模型,即在一定的外表形象和心理素质基础上,从业人员通过学习和敬业精神,不断提升实际的工作能力(业务能力、管理能力、人际沟通能力等)。
In view of the grounded theory, we made a localization research on competency structure and model of the current urban property management personnel. Through the in-depth interviews of 10 urban property project managers who are rich in experience , using Nvivo, a qualitative competency analysis software, to encode the 113000-word' s relevant content of competency on a tape recording of the transcribed interview, the research got the conclusion that there are 303 competency related nodes (the original encoding), 824 reference points (encoding source) and 15 associative encodings, eventually forming 7 core-competency encodes of the urban property management personnel: psychologica quality, professional ability, management ability, professional ethics, interpersona ability, the external character communication istics.
