摘要
伴随经济体制的转变,回看我国居住社区的发展模式,主要经历了单位社区和城市社区两个阶段。此外,新型城镇化进展加速,原始单位社区的居住模式也将面临着新转变。以兰州通用机械厂社区为研究对象,分析其演变过程,探讨老工业单位社区的发展趋势。研究发现,老工业社区人口构成经历了单位化、住房产权多样化、社区服务衰退、社区中心转移等变化,为市场经济背景下的房地产发展提供契机,从而更好地为居民提供更完善、更体贴的居住生活服务。由此可见,老单位社区向城市社区转变已成必然。
With the transformation of economic system, the development model of the residential communities in our country mainly experienced two stages unit community and urban community. In addition, with the acceleration of new urbanization process, the living pattern of the original unit community will also face the new changes. Take the community of Lanzhou General Machinery Factory as the research object, its evolution is analyzed and the development trend of the old industrial unit community is discussed. The study found that the population composition of the old industrial community has experienced the changes such as unitization, diversification of housing property rights, decline of community service and shift of community center, which provides an opportunity for the development of real estate under the background of market economy and provide residents with better and more thoughtful residential and living services. This shows that the transformation of the old unit community to the urban community has become an inevitable result.
