基于Hedonic定价理论的上海房地产价格实证分析 被引量:16

摘要 房地产产品定价是房地产企业经营的关键内容和环节。以市场需求为导向已是业界的基本共识,但是不同时期不同区域的客户需求偏好是不同的。本文通过对上海房地产市场尤其是住宅市场的分析,提出影响房地产价格若干主要因素假设,构建上海房地产价格的Hedonic模型,并以"上海搜房房地产网"提供的相关数据进行实证研究,最后给出影响上海房地产定价的主要因素。本文对房地产企业的定价有一定的参考价值。
