摘要
以武汉市城区普通商品住宅为研究对象,采用Kriging空间插值方法进行了空间局部估计,利用Arc GIS10.1地统计分析方法对武汉市房价空间变化趋势进行了分析,直观反映武汉市住宅价格空间分布差异性.研究表明武汉市商品住房价格分布整体上呈现圈层环状式结构,且逐层向外围递减.住宅价格在空间分布上具有一定的空间连续性,从内环到外郊,各环线等值线密度依次降低,武汉市商品住宅价格在南北、东西两个方向上均存在明显的由中心向边缘递减的趋势,南北向的递减幅度较东西方向更明显,空间发展不均衡.交通便捷度、区位商圈、生态环境质量、服务设施完善、城市规划对商品住宅价格有正相关影响.
In order to reflect the spatial distribution of commercial residence price in Wuhan City, the Kriging spatial interpolation method was used to estimate the spatial distribution of Wuhan City, and the spatial trend of housing price in Wuhan was analyzed by ArcGIS10.1 statistical analysis method. The results show that the price distribution of commercial residence in Wuhan has a circular ring structure on the whole, and it is decreasing to the periphery. The price of commercial residence has a certain spatial continuity in the spatial distribution. From the inner ring to the outer suburb, the linear density is decreasing. The price of commercial residence in Wuhan obviously decreases from the center to the edge in both the north-south and east-west directions, and it is more obvious in the north-the south direction than in the east-west direcicon with a non-balane spatial development. Traffic con- venience, location business district, the ecological environment quality, service facilities, and urban planning have a positive impact on the price of commercial housing.
