摘要 我国北方住区建筑大多为上世纪八九十年代所建,其品质问题亟待改善。住区建筑及其营建问题涵盖范围广泛,不仅涉及居住环境硬件条件的改善,而且包含住区生活场景和空间特质的传承以及多要素的整体性提升。文章聚焦住区建筑品质内涵的核心问题,一方面梳理我国既有住区更新概况以明晰存量时代的住区建筑发展和品质问题,指出我国住宅存量更新由单一走向多元、由节能走向低碳的趋势,科学演绎品质定义、内涵,明确品质功能性、舒适性、场所性的多维属性;另一方面系统整理以往的研究及技术实践成果,归纳建筑学最新科学问题,并提出促进品质提升的更新模式等内容。希望引起各界对我国既有住区更新的广泛关注。 Most of the residential buildings in northern China were built in the 1980 s and 1990 s; the needs of improving their living quality are urgent. There is a wide range of problems in the residential buildings and their construction, and it is not only related to the hardware improvement of living conditions, but also the inheritance of living context and spatial characteristics, and the comprehensive enhancement of a variety of essential factors.This paper focuses on the main issue of residential building quality connotation. On the one hand, it analyzes the current situation of regeneration of China's existing residential areas, and points out its tendency of a more multifaceted and low-carbon solutions; thereby clearly observes the development and quality problems of residential buildings in the era of stock, in order to provide a scientific and distinct definition of quality connotation with multi-attributes, comprising function, comfortableness and the sense of place. On the other hand, it systematically sorts out the data of research and practice in the past, summarizes the latest scientific studies in architecture,and proposes the update mode for enhancing the quality connotation. Through the paper, we hope to arouse a world-wide attention and extensive discussion on the regeneration of existing residential areas in China.
