摘要
依照"建筑物区分所有权"、"公共选择(集体选择)"、"委托代理"和"项目管理"、"社会治理"等理论,构建了住宅物业管理的制度框架,通过描述统计的方法从管理方式及主体、业主组织的形成与发展、项目的进入与退出、多主体参与的社会治理等方面,对27个省份(1)的住宅物业管理框架性制度进行了比较分析。结果显示:我国各地住宅物业管理的制度框架已经基本形成,但在理论与制度衔接、建筑物区分所有权细化、业主组织健全、咨询机构建设等方面仍有待提高。
According to the theories of buildings owner- ship, public choice ( collective choice) , principal - agent, pro- ject management, this essay constructs an institutional frame- work of property management in residential area. Based on this, this essay makes a comparison of framework institutions of resi- dential property management in 27 provinces with the method of descriptive statistics. The results show that the framework insti- tutions of all provinces have now been basically established, but there are still some aspects to be improved.
