摘要
近年来,部分城市小区开始推行物业管理酬金制。与当前物业管理普遍采用的包干制相比,酬金制最显著的优点是财务透明,体现了现代物业管理模式优化的主流趋势。在当前物业管理实践普遍缺乏必要的理论指导和法规约束的现实状况下,分析了小区推行酬金制的基本条件及实施要点并借鉴国际经验,对物业管理酬金制的实施提出了相关建议。
During the recent years, some urban commu- nities begin to implement the commissioning system of property management. Comparing to the contract - system, financial transparency is the clearest characteristic of the commissioning system, ft fits in the main trend of model optimization of modern property management. However, there is a lack of theoretical di- rection and legal constraints in current management practices. In respond to this situation, basic requirement and the key points of implementation are analyzed and relative sggestions are put for- ward by referring to international experiences in commissioning system.
