地铁站区空间布局与物业开发的关联研究

Research on the Relationship Between the Spatial Layout of Subway Station Area and the Development of Property

针对地铁站区空间与物业开发之间的协同问题进行探索,并以武汉地铁2号线一期工程为实地调查对象,从开发模式、物业业态类型及物业开发绩效方面对地铁站区空间布局与物业开发之间的关联规律进行研究。研究结论:站区空间布局模式影响物业开发模式,每种空间布局与物业开发都有相对应类型;站区空间布局模式影响物业业态类型,空间布局规模决定物业业态类型;站区空间布局模式影响物业开发绩效,复合型相比单一型空间布局的物业开发经济效益更高。

This study explores the problem of coordination between the space and property development in subway station areas.The comprehensive analysis method is employed,and the development mode,property type,and the property development of the first phase of the Wuhan Metro Line 2 project site are studied.The performance of the subway station space layout and the correlation between the property development and the spatial layout were examined to understand the impact of China＇s urban subway station spaces to provide a comprehensive reference for utilizing these spaces.The spatial distribution model affects the property development model,and different spatial layouts correspond to different property development models.The station space layout mode affects the property type and the spatial layout scale determines the type of the property.The spatial layout pattern of the station area affects the property development performance,and the compound type has higher economic efficiency than the single spatial layout.
