摘要
在对中国35个大中城市历年产业结构合理化和高度化测度的基础上,构建空间Durbin面板数据模型进行实证分析,揭示城市产业结构特征对房价影响的作用机理。结果表明:产业结构合理化和高度化程度的提升会对城市房价产生正向影响作用,而对周边城市房价具有抑制作用。根据实证结果从加强统筹规划与城市之间协作,因城施策,合理实现产业结构转移等方面提出了相应政策建议。
This paper measures the rationalization and advancement of the industrial structure of 35 large and medium-sized cities. Then it builds a space Durbin panel data model to reveal the mechanism of the effect of cities' industry structure characteristics on the real estate prices. Results show that the degree of rationalization and advancement of the industry structure have positive influence on the cities' real estate prices and inhibitory effect on peripheral cities. Finally it puts forward some policy recommendations from the aspect of the overall planning and collaboration,different real estate policy,the reasonable shift of industrial structure,and so on.
