摘要 分析了房地产开发项目施工阶段造价控制的重点,即直接工程费、施工合同管理、施工现场签认等,指出了当前房地产开发项目施工阶段存在直接工程费管理不到位、施工合同管理重视度不够、施工现场签认制度不完善等问题。为此,从健全造价控制管理体系、完善施工前期准备、科学优化施工组织设计、加强直接工程费控制、重视施工文件管理以及完善施工签认制度等方面,探讨了加强房地产开发项目施工阶段造价控制的措施。 Construction phase costs of the real estate development project are analyzed in the construction focus,mainly in order to find the including the direct and construction cost,the construction contracts management,the construction site has endorsement some so on.At present,the construction stage of real estate development project problems such as insufficiently direct engineering cost management,lacking attention in construction contracts management,lack basis,from of management in and incomplete construction site cost endorsement system.On this the aspects of improving the control,perfecting preparation,scientifically direct management system of pre-construction optimizing construction organization management design,strengthening of control in and the construction cost,attaching importance to the construction documents perfecting the construction the endorsement system,the measures development have been investigated in the article to strengthen control of cost in the real estate project during the construction.
