城市居民住宅地价负担能力指数概念的提出及其验证性研究——以长江经济带典型城市为例

摘要 由于城市住宅地价与居民负担能力的关系长期处于失衡状态,本文提出城市居民住宅地价负担能力指数概念,并对该指数进行验证性研究,期望能为政府宏观调控土地市场机制、合理配置土地资源提供参考。文章从"两带一路"的关键—长江经济带出发,以其中36个典型城市住宅地价及其影响因素为例,运用相关性分析和多元线性回归分析,对城市住宅地价及其影响因素进行相关性分析并验证,得出确定城市居民住宅地价负担能力指数合理区间的置信水平值。 Since the relationship between urban residential land price and residents' affordability is chronically unbalanced, the concept of urban residential land price affordability index is proposed in this article, and confirm the index. It is expected to provide reference for the government to regulate land market mechanism and reasonably allocate land resources. The key points of The Yangtze River Economic Belt, the Silk Road Economic Belt and the 21 st-Century Maritime Silk Road is the Yangtze River Economic Belt, take urban residential land prices and their influencing factors of 36 typical cities in the Yangtze River Economic Belt as examples, apply correlation analysis and multiple linear regression analysis to analyze and verify the influencing factors of urban residential land price. The confidence level of the urban residential land price affordability index is calculated by the confidence interval.
