摘要
文章首先阐释了活力导向的混合使用邻里的概念和内涵,解析了混合使用邻里的基本特征,包括毗邻空间功能互补、可步行性、多样性和富有特质的第三场所。其次,基于美国混合开发案例,探讨了后工业化社会背景下,生产方式变革、人口属性和生活方式变化所引发的新的空间需求,以及在产品类型和市场绩效等方面所体现的市场供给应变。最后,从供需两个层面检视了活力导向的混合使用邻里的影响机制,指出混合使用邻里整合居住、工作和休闲等多种功能,具有"18小时"活力导向,较好地体现了"以人为本"和"绿色"可持续的基本原则,是城市土地开发和城市空间形态组织的一种新模式。
Firstly, the paper introduces the concept, content, and characters of vitality oriented mixed-use neighborhood, and its functional complement with adjacent spaces, walkability, diversity, and characteristic third place. Secondly, with mixed-use development cases in America, the paper discusses new spatial needs caused by changes of production model, population character, and lifestyle, as well as changes of supply in product types and market performance. Lastly, from demand and supply sides, the paper examines the impact mechanism of vitality oriented mixed-use neighborhood, indicates its multiple functions of residence, work, recreation in 18 hours of a day fits "human orientation" and "green" sustainable principles, and it is a new model of urban development and a new form of urban space.
