摘要
房地产开发投资对经济增长具有显著影响,基于2000~2016年湖北省17个地级市、州的数据,借助面板数据模型分析房地产开发投资与经济增长之间的关系。研究发现,两者之间存在长期均衡关系,湖北省内房地产开发投资对经济增长的影响存在区域差异。其中武汉市影响最大,神农架林区影响最小,房地产开发投资对经济增长的影响取决于地区经济发展水平。因此,合理规划房地产开发投资额度,实施区域性房地产调控政策对整体经济促进呈现积极效应。
Investment in real estate development has a significant impact on economic growth. Based on the data of 17 prefecture-level cities and states in Hubei Province from 2000 to 2016, this paper analyzes the relationship between investment in real estate development and economic growth with the help of panel data model. It is found that there is a long-term equilibrium relationship between the two. And there are regional differences in the impact of real estate development investment on economic growth in Hubei Province. Wuhan has the greatest impact and Shennongjia forest area has the smallest impact. Thus, the impact of real estate development investment on economic growth depends on the level of regional economic development. Therefore, the rational planning of investment in real estate development and the implementation of regional real estate regulation policy on the overall economy presents a positive effect.
