摘要
鼓励住房租赁规模化经营是建立"购租并举"、"先租后买"住房消费模式的重要方向,也是楼市长效机制建设的重要突破口。但目前我国住房租赁规模化经营面临着税费高、收益低、制度保障相对滞后等问题,可借鉴国外经验指导我国住房租赁规模化经营发展。
Encouraging the large-scale operation of housing lease is the important direction of building the housing consumption mode of "purchase and rent simultaneously ","first rent and then buy",and also an important breakthrough for building the long-term mechanism of the property market. But at present,the scale operation of housing lease in China is faced with the problems of high taxes,low profit and lagging behind the system guarantee. It is urgent to draw lessons from foreign experience to guide the development of scale operation of housing lease in China.
