Research and Application of Pre-warning Technology for Existing Houses Safety Management Based on Information System

预警技术引入并应用于既有房屋安全管理,可实现对房屋安全隐患或危险状态提前警示警报,是加强房屋安全管理的重要方式。结合典型房屋安全事故致因分析及老旧住房安全排查分析结果,提炼既有房屋安全关键风险因素,提出5种典型的房屋安全管理预警类型,即结构安全监测预警、年久失修预警、房屋损坏行为或损坏状态预警、相邻工程施工影响预警和自然灾害影响预警;探讨了房屋安全管理的预警等级、预警阈值及预警实施路径,并结合房屋安全管理信息系统,通过案例应用,验证了预警技术在房屋安全管理中具有良好的应用性,可为城市房屋安全管理提供参考与技术支持。

Pre-warning technology is an important way to strengthen the safety management of houses,which can realize the potential safety hazard and predict the warning.Based on the analysis of typical house safety accidents and old housing security check results in Shanghai,this paper extracts the key risk factors and put forward five typical pre-warning types for the house safety management,namely,house structural safety monitoring warning,house disrepair for long years warning,housing damage behavior and damaged state warning,impact by adjacent engineering warning and impact of natural disasters warning.Then the paper preliminarily discusses the warning level,warning threshold and warning implementation method.Ultimately,it integrates cases of safety management warning system to analyze and prove that pre-warning technology and warning system have good applicability in house safety management.The research is expected to provide some reference and technical support for urban housing safety management.
