摘要
随着人们对优质基础教育的持续诉求以及政府"就近入学"政策的不断深化与落实,家庭基础教育逐渐呈现"以房择校"的新特点,这也使得"学区房"的概念深入人心,从而人们直观上认为"学区房"是促使当前房价上涨的主要原因之一。那么,"学区"到底对房价有没有影响、有多大影响?由于房地产具有典型的地域性特征,不同地区相差很大。本文基于南京市鼓楼区的二手房横截面数据,构建特征价格模型,进行实证分析发现:在所有的特征变量当中,学校质量对住宅价格具有正向影响而且影响最大,除此以外,建筑面积、朝向和物业费对住宅单价的影响是正向的,所在楼层、楼龄、绿化率、容积率、距新街口地铁站的距离和距对口学校的距离对学区房住宅单价的影响是负向的。
In recent years,with the continuous appeal of quality basic education and the deepening andimplementation of the government’s "near-enrollment" policy,the basic education of the familygradual y presents the new feature of "school choice",which also makes the concept----"schooldistrict housing" enjoys great popularity. As a result,people intuitively believe that "school districthousing" is one of the main reasons which promote the rise of current housing prices.So,dose "school district" have any impact on house prices?If it dose, how much is the impact?Based on the cross-section data of second-hand housing in Gulou District of Nanjing, this paper constructs thehedonic model and carries on the empirical analysis. The results show that the impacts of schoolquality, building area,orientation and property fee on the unit price of school district housing ispositive;while the impacts the floor, age, greening rate, floor area ratio, distance from Xinjiekousubway station and distance from counterpart school on that is negative.And in all of the hedonicvariables,the regression coefficient of the school quality is sufficient which indicates that thedegree of capitalization of basic education resources is apparent.
