摘要
居民对居住区的选择是决定其通勤距离的主要因素。从就业者的生命周期角度,对比分析了武汉都市发展区内19-29岁、30-49岁和50-60岁三个年龄段人群的居住空间特征,并且运用多分类Logistic回归模型分析了各年龄段人群的居住偏好对其通勤特征的影响。结果显示:在武汉都市发展区内,年龄层越低的就业者居住区分布范围越广;居民对居住区的房价、建筑年份、建筑混合类型、绿化率、公共设施条件的偏好显著影响其通勤距离;19-29岁和30-49岁就业者的通勤距离受房价因素影响更大,而50-60岁的就业者则对良好的养老环境更为偏好;教育设施空间分布的不均衡也会增加居民的通勤距离。
The choice of residential area is the main factor which determines one 's commuting distance. From the perspective of the life cycle of the employed,the study contrasts the residential space of 19-29,30-39 and 50-60 age groups in Wuhan metropolitan,and uses Logistic Regression Model to analyse the influence of living preference on commuting characteristics between different age groups. The results are as the following: Firstly,the residential area of lower age groups distribute more widely in Wuhan metropolitan area; Secondly,residential prices,construction year,building type,the rate of greening and public facilities have significant impact on commuting distance,the commuting distance of 19-29 and 30-49 age groups are more affected by the price factors,while the 50-60 age group is more favorable to the good living environment;Thirdly,the spatial distribution of educational facilities is not conducive to reducing residents commuting distance.
