摘要
以"租购同权"促"租售并举",有利于形成我国房价稳定的长效机制,而繁荣稳定的住房租赁市场是这种长效机制形成的基础性条件。本文以租赁住房项目融资为研究对象,将互联网金融与REITS进行有机结合,构建了租赁住房项目C-R融资模式,提出利用互联网众筹解决租赁住房项目开发建设阶段的融资难题,利用REITS解决租赁住房项目经营管理阶段的融资难题,并设计了两个阶段的嵌合机制。最后,就C-R融资模式的可行性和保障措施进行了分析。
The long-term mechanism of housing price stability would be built by means of encouraging Rental-sales right equality as the breakthrough of promoting the balanced development between the sales and rental market.While,the basic condition of the long-term mechanism is a prosperous and stable housing rental market.This paper takes rental housing project financing as the research object.We build up C-R financing model through the organic combination of the Internet financing and REITS.The model proposes solution of financing problems of rental housing project's construction phase using Internet and management phase using REITS.What's more,we design the chimerical mechanisms of the two stages.Finally,the feasibility and guarantee measures of the C-R financing model are analyzed.
