基于累计前景理论-TOPSIS法的物业服务供应商评价研究

摘要 随着管理观念、制度的不断改进和完善,企业将专注于主营业务中,物业服务将逐步外包于专业的物业公司。物业服务对各企业的发展有着重要的影响,为选取服务优质的物业公司,文章基于改进TOPSIS法对物业公司进行全面、科学地评价研究。首先建立物业服务公司的评价指标体系;然后利用层次分析法(AHP)和熵权法对各指标的权重进行了确定;最后构建了基于累计前景理论—TOPSIS法的评价模型,并对实例进行了分析评估,验证了模型的可行性与可靠性。通过系统、准确、科学地评价选取合适的物业服务公司,对降低外包风险,保障企业的健康发展具有重要意义。 With the continuous improvement of management concepts and systems, the company will focus on the main business and logistic property services will be gradually out-sourced to professional property companies. Property services have an important impact on the development of various com-panies. To select high -quality real estate companies, this pa-per conducts a comprehensive and scientific evaluation of property companies based on the improved T0 PYIY method. Firstly establish the evaluation index system of the real estate service company; then use the analytic hierarchy process and entropy weight method to determine the weight of each indica-tor; finally build an evaluation model based on cumulative prospect theory-T0 PYIY method, and carry out examples. The analysis and evaluation verified the feasibility and reliability of the model. It is of great significance to reduce the risk of outsourcing and ensure the healthy development of the enter-prise by systematically, accurately and scientifically evaluating and selecting suitable property service companies.
