摘要
本文研究户籍对家庭四种住房模式选择的影响。随着投资性住房需求与消费性住房需求之差的增大,住房模式由低向高转换;户籍背后公共服务的不均等,加大了具有定居意愿的外地居民的定居成本,降低了其投资性需求进而倾向于选择较低住房模式。利用CHFS 2011数据实证发现:投资性与消费性需求之差对家庭住房模式选择具有较好的解释力;经济发展水平、城镇化程度高定居成本大的地区,外地居民更倾向于较低模式。
We study the impact of Hukou on household's choice of four housing modes.The divergence between investment and consumption demands for housing drives the low-tohigh transition of housing modes;the inequality of public services behind HuKou increases nonlocal residents'settlement costs,driving down investment demands and housing modes.Using CHFS 2011,we find empirically follows:First,the divergence between investment and consumption demands is an important determinant of household's housing modes choice.Second,nonlocal residents are inclined to inferior modes.Third,nonlocal residents in more developed and higher urbanization cities are more inclined to inferior modes.
