南京市房地产价格时空变化研究

Research on Spatial-Temporal Variation of Nanjing Real Estate Price

改革开放以来,住房商品化的新体制基本确立,使以住宅为主的房地产业成为国民经济的支柱产业,房地产价格也成为当今热点。城市房地产价格在空间、时间分布上具有较强关联性和特殊性。据此,以南京市房地产价格为例,研究不同因素对房地产价格变动的影响,从而建立有效的分析评估机制。结果表明,从时间分析角度,政策对南京房价的影响较大,政府颁布的不同购房政策是房价波动的重要因素;从空间分析角度,南京房价分布主要为圈层式结构,中心城区等值线密集且分布均匀,而四周等值线逐渐变得稀疏且分布不均。影响房价的主要因素为距市中心远近,中小学、高校、医院、景区和地铁位置。通过这些影响因素,建立了Hedonic模型,揭示了南京市房价的空间分布格局。

Since the reform and opening up,the new system of housing commercialization has been basically established,so the real estate industry which mainly includes housing has been the key industry of national economy in China,and the housing price has become a hot issue nowadays.The urban real estate price has strong correlation and particularity in spatial and temporal distribution.Taking Nanjing real estate price as an example,the influence of different factors on real estate price change is studied,thus,an effective analysis and evaluation mechanism is established.From the perspective of temporal analysis,the policy has a greater impact on housing prices in Nanjing,and the different housing policies promulgated by Nanjing are the important factors of housing price fluctuation.From the perspective of spatial analysis,the distribution of Nanjing housing prices is mainly a circle structure.The contours of central urban area are dense and evenly distributed,and the contours towards the four sides gradually become sparse and uneven.The influencing factors are mainly the distance from downtown,the location of primary and secondary schools,universities,hospitals,scenic spots and subways.Through these influencing factors,the Hedonic model is established to reveal the spatial distribution of Nanjing housing prices.
