Study and Application of Land Price Evaluation Method in Chongqing

我国房价不断走高,土地价格也水涨船高。因此,如何对土地进行正确合理的评估定价,对政府、信贷机构、房地产机构,都有着十分重要的意义。该文通过对当前我国土地评估现状展开分析,探讨发现土地评估过程中存在的问题,并在此基础上提出适宜重庆地区的土地评估方法,建立土地评估计算公式,并进行应用,以期更好地为土地评估工作提供技术支撑。

The growingly rising housing prices in China steadily lifts the land prices. So, how to properly and reasonably assess the land price is of great significance to the government, credit agencies, and real estate agencies. This article analyzes the current status of land evaluation in China, explores the existing problems in the land evaluation process, and, based on this, proposes a land evaluation method suitable for Chongqing, establishes calculation formulas for land evaluation and apply them to better provide technical support for land evaluation work.
