摘要
城市住宅价格直接影响城市土地价值,间接与城市规划有着重要关联,但一直以来都缺乏合适的渠道去获取详细的相关数据。租价比一直以来被认为可以真实地反映房价与其真实价值之间的关系,研究通过房产网站获取了大量带有空间信息的房产价格信息及出租信息,进而依托GIS平台对武汉市住宅价格及价值的空间特征进行了分析。结果表明这一方法能较好地反映城市住宅价格及价值状况,可为城市规划提供决策依据。
Urban housing prices havea direct impact on the value of urban land and has an indirect crucial relevancy with urban planning. However, there has been a lack of suitable channels for obtaining detailed and relevant data. Rent ratio has always been considered to be a true reflection of the relationship between the real estate price and true value. Through the real estate web site, the research gains access to a large number of space information with real estate information and rental information. And then relying on GIS platform, it analyzes Wuhan residential prices and value spatial features. The results show that this method can better reflect the price and value of urban housing, which can provide the basis for decision-making of urban planning.
