房地产投资对不同规模城市经济增长的影响探讨——基于广西14个地级市数据分析

Discussion on the Impact of Real Estate Investment on Economic Growth of Different Scale Cities——Based on Data Analysis of 14 Cities in Guangxi

2006—2016年间,广西房地产投资的规模不断增大,2016年全年房地产投资总额已占广西国民经济总量的7.6%。值得关注的是不同规模城市的房地产发展差异性比较大,如何加强区域协调发展是关键。文章利用2006—2016年10年间,广西14个地级市的统计数据建立面板数据模型,分析房地产投资对广西不同规模城市经济增长的影响。研究结果表明,房地产投资对不同规模城市经济增长的影响存在较大差异;城市经济发展产生的聚集效应和辐射功能也会推动房地产投资增长。因此,政府部门应因地制宜,合理规划产业布局,加快城市群培育发展,优化房地产市场结构,促进广西房地产与城市经济协调发展。

In the years of 2006—2016, the scale of real estate investment in Guangxi has been increasing. The total investment in real estate in 2016 has accounted for 7.6% of the total national economy in Guangxi. It is noteworthy that the development of real estate in different scale cities is quite different. How to strengthen regional coordinated development is a key issue. This paper uses the statistical data of 14 cities in Guangxi in 2006—2016 years and ten years to establish a panel data model to analyze the impact of real estate investment on the economic growth of different cities in different cities in Guangxi. The results show that： first, there are great differences in the impact of real estate investment on economic growth of different cities. Secondly, the aggregation effect and radiation function of urban economic development will also promote the growth of real estate investment. Therefore, the government departments need to adapt to local conditions, rationally plan industrial layout to accelerate the development of urban agglomeration, optimize the structure of the real estate market, and promote the coordinated development of Guangxi real estate and urban economy.
