摘要
在诠释房价和城乡收入差距之间相互作用机制的基础上,利用2005—2013年全国277个地级及以上城市数据,测度城乡居民收入差距泰尔指数,采用空间面板联立方程模型,实证考察房价和城乡收入差距的交互影响和空间溢出效应。研究结果表明:全国房价和城乡收入差距存在明显的双向影响机制,房价每上涨1%,城乡收入差距泰尔指数提高0.004;城乡收入差距泰尔指数每提高0.01,房价上涨2.9%;不同城市间房价和城乡收入差距的空间自相关以及房价的惯性上涨强化了这种双向影响机制。
Based on explaining the interaction mechanism between housing prices and urban-rural income gap,we use the data of277 prefecture-level cities in China from 2005 to 2013 to measure the Theil index of urban-rural income gap,then construct the spatial panel simultaneous equation model to measure the interaction and spatial spillover effect of house prices and urban-rural income gap. The results show that there are obvious two-way mechanism between housing prices and urban-rural income gap,specifically speaking,housing prices rose by 1%,then Theil index of urban-rural income gap increased 0. 004; Theil index of urban-rural income gap increased 0. 01,and house prices rose by 2. 9%. The spatial autocorrelation of housing price and urban-rural income gap between different cities and the inertia of housing price increase strengthen this two-way influence mechanism.
