摘要
一直以来,住房供不应求是上海住房市场的主要问题。在国家供给侧改革的大背景下,2017年上海推行租赁住宅土地入市政策。租赁住宅用地作为一种相对灵活的供地方式,可以快速增加租赁住房的供给,影响住房租赁市场的均衡,并进而影响住房买卖市场。本文从理论与实证两方面进行研究,分析了租赁市场有助于整个房地产市场的健康发展。
The main contradiction of real estate market in Shanghai is always being the supply of housing is not adequate and the housing price grows sustainable.In 2017,shanghai sold rental housing plots at a low price.The sale of rental housing land increases the supply of rental housing,which would result in the decrease of the rent in the rental housing market.
