摘要
人口年龄结构和家庭结构是影响住房价格变动的重要因素。根据德国1991—2015年的时间序列数据,运用VECM模型,研究了人口老龄化、家庭结构变迁对德国住房价格的影响。实证结果表明:人口老龄化、家庭小型化与住房价格之间存在长期均衡的关系;人口老龄化、家庭小型化对房价有正向影响;此外,居民消费物价指数对房价也有正向影响。
Age composition and family structure are important factors influencing housing price changes. Based on the time series data of Germany from 1991 to 2015, this paper studied the impact of population aging and family structure changes on Germany＇s housing price by using VECM. The empirical results show that there is a long-term equilibrium relationship between population aging, family miniaturization and the housing price. Population aging and family miniaturization impact the house price positively. In addition, Consumer Price Index also has a positive impact on the housing price.
