摘要
房地产已经成为我国重要的支柱性行业,通过传递对上下游十几个行业的影响,房地产价格成为影响我国经济的重要因素。本文选取了11年间我国的经济数据,进行实证分析,结果显示,我国的房地产市场存在泡沫,当前的宏观经济很难对房价进行解释。其中,人均收入和国内生产总值(GDP)对当前国内房地产需求有很大影响。
As housing price has become an important influencing factor for China's economy because real estate,as one of China's pillar industries,affect dozens of other up and down-stream industries,the paper made an empirical analysis of China's economic data during the past 11 years,the result of which shows that it is difficult to explain current housing price with current macroeconomic data because of the bubbles in China's real estate market,and per capita income and GDP affect current demands over real estate to a remarkable degree.
