摘要
河南房地产行业是人们一直关注的行业之一,影响房地产价格的因素很多。考虑人们心里预期因素,通过实证分析发现:房地产价格水平与滞后一期商品房屋销售价格、狭义货币供应量、人均实际平均GDP、城镇化率等诸因素具有较强的正相关性。提出河南省政府相关管理部门应该出台相关政策措施来有效抑制房地产行业价格上涨。
The real estate industry in Henan is an industry that people have constantly been paying close attention to,and there are a variety of factors affecting the real estate price. This paper,taking into account the psychological expected factors of the people and through empirical analysis,discovers that there exists a strong positive correlation among the price level of the real estate and the sale price of the lagging first stage of the commercial housing sales,the narrow money supply,the actual average GDP per capita,urbanization rate and so on. The paper also puts forward a suggestion that the management department concerned of Henan Government should introduce some relevant measures to effectively curb the real estate industry price rise.
