摘要 通过住房支付能力评价模型,反映城市居民住房支付能力区域差异。采用聚类分析,基于住房支付能力水平,将我国31个省市住宅商品房市场划分为四大类,并在分析各区域特征基础上提出区域化调控措施。研究表明,31个省市城市居民住房支付能力指数存在明显差异;基于住房支付能力水平,住宅商品房市场可分为四大类;根据各区域经济发展及住宅商品房市场特征,分别对四大区域住宅商品房市场采取重点调控、重点观测、扶持发展及特别培育宏观调控措施。 The regional differences of urban residents' housing affordability are reflected through housing affordability assessment model. Basing on housing affordability,this paper divides the residential commodity houses market of 31 provinces and cities in China into four categories via cluster analysis,and offers regional control measures by analyzing the regional features. Studies show that there are obvious differences in urban residents' housing affordability index in 31 provinces and cities. Residential commodity houses market can be classified into four categories based on housing affordability level. Considering the regional economic development and the features of residential commodity houses market,we should take respective macro-control measures(key regulation and observation,development supporting and special cultivation).
