摘要
2017年8月,广州市率先推出租售同权政策。自此,租售同权成为了人们热议的话题。本文将通过在广东省调查得到的数据,分析租售同权的实际影响,探究租售同权政策对房地产市场参与各方的行为影响,并提出相关的政策与建议。结果表明,租售同权政策对房地产市场参与各方的行为选择都带来了巨大的变化,从长远来看,这必将影响我国房地产业的转型与变革,租售并举将是未来中国房地产业发展的大趋势。
In August 2017, the government released a policy of real estate renting and selling firstly in Guangzhou, China. Since then, the rental fight has caused a heated debate. This paper will analyze the actual impact of the tenancy and sales rights through the data originated from the survey in Guangdong Province, and explore the impact of the tenancy and sales rights policy on the behavior of all parties involved in the real estate market, and put forward corresponding policy suggestions. The results show that the policy on the same right of tenancy and sales has caused tremendous changes in the behavior choices of all parties involved in the real estate market. In the long term, this will definitely affect the transformation of real estate industry. Encouragement of both housing purchase and renting will be the significant trend of real estate industry in the future in China.
