高速铁路对城市房价的影响研究——基于石武高铁面板数据的实证分析

Study on Influence of High Speed Railway on Urban House Price——Empirical Analysis Based on Shijiazhuang-Wuhan High Speed Railway Panel Data

基于石武高铁沿线13个地级市2005—2016年面板数据,利用双重差分倾向得分匹配法(PSM-DID)实证分析了高速铁路对沿线城市房价的影响。结果表明:(1)高铁建设对沿线城市房价的影响显著,并且在5%水平上显著提升沿线城市房价,而高铁开通对沿线城市房价造成的影响并不显著;(2)在城市规模方面,高铁建设对沿线中小城市的房价提升作用显著,而高铁开通对大、中、小城市房价影响并不显著,且对中小城市房价为负向影响;(3)在地域差异方面,高铁建设对沿线中部城市房价的提升作用较显著,而高铁开通对东部、中部城市房价影响并不显著,且高铁开通对中部城市房价为负向影响。

Based on the panel data of 13 cities along Shijiazhuang-Wuhan high speed rail over a period（ 2005-2016）,this paper explored the effect of high speed rail on the housing price of cities along the rail,using the PSM-DID method. The results showed：（1）The construction of high speed rail had a significant effect on housing price. It also significantly increased the housing price of cities along the rail at the level of5%. However,the opening of high speed rail had no significant effect on the housing price of cities along the rail.（2）In terms of city scale,the construction of high speed rail had a more significant effect on housing price in small-medium cities than that in big cities. Nevertheless,the opening of high speed rail had an inhibiting effect on the housing price in all cities. In addition,the opening of high speed rail had a negative effect on the housing price in small-medium cities.（3）In terms of location,the construction of high speed rail had a more significant effect on the housing price in central cities. But the opening of the high speed rail had an inhibiting effect on the housing price in the eastern and central cities. What＇s more,the opening of high speed rail had a negative effect on the housing price in central cities.
