摘要 为推进不动产统一登记工作,解决百姓生活中特别关注的地下停车位不动产登记问题,本文从地下停车位登记现状出发,考虑了地下停车位的空间分布和建筑物关系,进一步理解"谁投资、谁所有、谁受益、谁维护"的原则,明确各类地下停车位权利归属。据此,进一步明确了地下停车位的登记机关、类型、内容、材料和程序等内容,设计了人防工程改建、依建设规划建设和历史遗留部分地下停车位登记方案,并从6个方面提出完善地下停车位登记的措施。 In order to promote the unified registration of real estate and solve the special attention of real estate registration for underground parking spaces in the life of common people, this paper, from the current situation of the registration of underground parking spaces, considers the spatial distribution of underground parking spaces and the relationship between buildings, and further understands the principle of "who invests, who owns, who benefits, who maintains" and clarifies the ownership of all types of underground parking spaces. Based on this, the paper further clarifies the registration authority, type, content, materials and procedures of underground parking spaces, designs the registration program for underground parking spaces in civil air defense project reconstruction, basis of construction planning and legacy of history, and proposes the improvement of registration measures for underground parking spaces from six aspects.
