摘要
针对当前西部资源型城市房地产困境从城市发展层、产业发展层、居民生活层三个方面总结出六个影响房地产困境的潜变量,并构建指标体系.然后采用西部资源型城市中较为典型的城市——榆林市进行实证分析,运用PLS模型,具体测算各潜变量之间以及对房地产困境的影响程度大小.研究发现土地财政与资源产业情况对房地产困境形成影响最大,而且居民消费水平与经济环境都能抑制房地产困境的形成,最后结合分析结果提出对西部资源型城市房地产困境治理对策.
In view of the current dilemma of the real estate in western resource-based city, this article concludes six latent variables and builds a index system. Then takes Yulin as an example which is a relatively typical city in western resource-based city, using PLS model, to calculate the influence between these latent variables and for the dilemma of real estate. The study finds out that land fiance and resource industry situation make the most serious influence and the consumption level of residents can inhibit the formation of dilemma of real estate with economic environment, finally combining with the results of the analysis, some measures to deal with the dilemma are put forward.
