城镇不动产统一登记中房产落宗技术方法研究

Study on the Technical and Method of Property Fall into the Land in Urban Real Estate Registration

针对城镇不动产统一登记中房产落宗存在的问题,提出了一种解决房产落宗问题的具体方法,即"全站仪自由设站法"。采取全站仪不受控制点约束自由设站的方式,解决了房产落宗工作量大,效率低的问题。该文通过与传统房产落宗方法的对比,利用地籍测量的经验对自由设站法精度的分析,结果表明了基于该方法进行房产落宗的高效性。实验表明,此方法可为城镇不动产统一登记工作节省大量人力和物力,可为后期城镇不动产空间数据整合提供有价值的参考。

Aiming at the problem of real estate falling in the unified registration of urban real estate,this paper proposes a specific method to solve the problem of real estate falling,which is called ＂free station total station method＂. The use of a total station without the constraints of a control point to set up a station freely solves the problem of large amount of work and inefficiency of the real estate business. In this paper,the accuracy of the free-standing station method is analyzed by using the experience of cadastral surveys in comparison with the traditional real estate auction method. The results show that the method is based on the high efficiency of real estate auctions. Experiments show that this method can save a lot of manpower and material resources for unified registration of urban real estate,and can provide valuable reference for the integration of spatial data of urban real estate in the later period.
