摘要
以南京为例,借助结构方程模型,探讨居民通勤距离的影响因素及这些因素之间的交互作用。研究发现:住房区位尤其是住房到市中心的距离对通勤距离影响最大;其次是住房价格,但是影响力有限;住房质量对通勤距离的直接影响虽然不显著,但是能通过作用于其他变量间接影响通勤距离;研究进一步发现居民的年龄和家庭收入也与通勤距离间接成正向因果关系。基于此,最后对改善城市居民通勤和解决职住平衡问题提出相关建设性意见。
This article tries to figure out the influencing factors of commuting distance and how they are interacting with each other by the means of Structural Equal Modeling in case of Nanjing. The study finds that location conditions (especially from the point of the distance to the city center) contribute most to the commuting distance, while housing price is the second important factor with limited influences, however, housing qualities are indirect factors. Furthermore, residents' age and family incomes also have positive but indirect influences on the commuting distance. Finally, based on these results, this article puts forward some suggestions on improving residents' commuting conditions and solving job-housing balance problems in the city.
