基于扎根理论的企业节地行为影响因素研究

Study on Impact Factors of Enterprise Intensive Land-use Behavior: From the Perspective of Grounded Theory

研究目的:以中国东部沿海发达地区为例,开展开发区企业节地行为影响因素研究,为相关决策提供参考。研究方法:扎根理论,问卷调查。研究结果:(1)节地制度压力、收益预期对企业节地行为的影响作用大,具体包括节地显性收益,节地制度执行力度,土地退出机制完善度、土地问题认知等;(2)政企互动行为对节地制度压力与土地集约利用行为之间的关系呈现显著正调节作用,而对节地收益预期与土地集约利用行为之间的关系无显著调节作用。研究结论:(1)促进企业节地应以加强节地制度压力为主、提升企业的节地收益预期为辅,进一步完善低效工业用地退出机制,加强节地制度的执行力度,提高企业的节地显性收益,开展集约用地理念宣传,深化企业对土地问题的认知;(2)促进企业节地行为,应充分运用政企互动的调节作用,在既有节地制度体系下,加强政企良性沟通,充分发挥政府的服务功能。

Taking the developed areas in eastern China as an example, the research is to reveal the impact factors of enterprise intensive land-use behavior in the economic development zone to provide related decision-making references. Methods of grounded theory and questionnaire survey were employed. The results showed that： 1）revenue expectations and land institutional pressure exert great impacts on enterprise intensive land-use behavior, including explicit income of intensive land-use, intensity of institutional implementation, completeness of land exit mechanism and cognition of land issues; 2）the interaction between governments and enterprises has a significant positive moderating effect on the relationship between institutional pressure and intensive land-use behavior, while its effect on the relationship between revenue expectations and intensive land-use behavior doesn＇t reach a significant level. It concludes that： 1）it is critical to strengthen institutional pressure and enterprises＇ revenue expectations, land exit mechanism should be improve, intensity of institutional implementation should be reinforced, explicit income of intensive land-use should be increased, and cognition of land issues should be enhanced; 2）the positive moderating effects of interaction should be fully used, namely enhancing the positive interplay between governments and enterprises as well as sufficiently playing the service role of governments under the existing intensive land-use institutions.
