安徽省房地产库存计算模型的实证研究

摘要 首先对"房地产库存"这一概念进行梳理和分析,根据市场及行业管理的需要将其定义为四个层次,并从统计范围、口径宽窄和对房地产市场的作用三个角度对四个层次的房地产库存进行了对比。其次,通过调研获取安徽省2011-2016年房地产市场相关数据,计算并分析了安徽省房地产库存水平;同时对安徽省十六个城市的住宅及商业的人均新开工面积、人均销售面积进行了计算与分析。根据计算结果总结了安徽省房地产库存特点,主要表现为全省库存呈现明显的分化态势且结构性库存问题更为突出。最后提出我省去库存的建议,以合理库存为目标、因城设策和商业去库存为重点,建立符合省情、适应市场规律的基础性制度和长效机制。 Firstly, the concept of "real estate inventory" was defined as four levels according to the needs of the market and industry management. Statistical scope, caliber and significance to real estate market of those four concepts are comparatively analyzed. Secondly, four level real estate inventory during year 2011-2016 of Anhui province were calculated.And per capita newly started floor space and per capita sales area of sixteen cities were calculated and analyzed at the same time. It is reflected that structural inventory is a prominent problem for current Anhui real estate market and commercial real estate inventory is difficult to resolve. Finally, suggestion was put forward and long-term mechanism should be established for Anhui Province.
