摘要
通过地统计、线性回归、分位数回归等方法研究2016年北京市住宅售租价格特征及影响因素。结果表明:(1)住宅小区出售均价分布空间格局的中心性较强,出租均价形成明显的多中心结构;(2)交通可达性、服务设施、附属资源对住宅出售和出租单价产生显著影响,但在不同价格区间存在差异;(3)住宅特征中,房龄和面积对出售和出租单价都产生显著的负向影响,私密空间(室)、公共空间(厅)的数量对出售和出租单价都产生显著正向作用,公共空间对出售单价的提升比私密空间作用大,而两者对出租单价的提升作用与此相反。
Taking Beijing as a case, the geostatistical methods is employed to analyze the spatial characteristics of housing sales and rental prices, and compare the influential factors of them by using transaction data while applying OLS and quantile regression modesl. The result shows that average housing sales price of communities present a monocentric structure and the average housing rents of communities present a polycentric pattern. Regression models reveal that transport accessibility, service facilities and school district quality have significant effects on housing sales and rental unit prices （UP）, but the effect vary. Amount of private spaces （bedroom）, public spaces in apartment （living room） and orientation factor all have significant positive effects on housing sale and rental UP.
