摘要
工业厂房租金上涨不仅加重工业企业的负担,还会对地方的工业格局产生影响。通过市场、工业企业、二房东以及环保政策对广州市工业厂房租金上涨原因进行剖析,为抑制工业厂房租金上涨,保持工业健康稳定的发展提供参考,针对性的提出四点对策建议:一是促进集体建设用地和留用地的利用,拓宽工业用地来源;二是引导工业企业转型,增加企业抵御风险的能力;三是实行厂房租赁补贴,减轻企业负担;四是发挥政府调控作用,加大工业厂房供给。
The rise of industrial factory rent not only aggravates the burden of industrial enterprises,but also has an impact on industrial structure.This paper analyzes the reasons of the increasing rent of industrial factory buildings in GuangZhou from the market,industrial enterprises,sublessor and environmental protection policies.Four countermeasures and suggestionsand were put forward according to the current situation of Guangzhou,which can provide references for restraining the rent increasing of industrial plants and maintaining the healthy and stable development of industry:The first is to promote the use of collective construction land and retained land,and to broaden the source of industrial land.The second is to guide the transformation of industrial enterprises and increase the ability of enterprisesu65348 to withstand risks.The third is to reduce the burden on enterprises by offering subsidized rent.The last is to increase industrial plant supply.
