“工业品”VS.“老旧房”——以卫生间为例探索产业化部品应用于既有多层住宅的分户改造设计 被引量:2

摘要 1970年代至2000年之前批量建设的既有多层居住建筑,其存量大、区位好、标准化程度高,由于存在功能缺失、构件劣化、维护不便等主要问题,其居住品质亟待提升。而随着产业化建筑部品在新建建筑中的推广,其显示出品质高、施工快速、标准化程度高的优势,这种优势对应既有多层居住建筑标准化的户型,具备相当的应用前景。本文以卫生间为例,从其改造需求出发,将同层排水系统、整体卫浴部品与既有卫生间条件进行对接,从布局、构件、连接、细部等方面,探索产业化建筑部品应用于既有多层居住建筑分户改造的设计方法。随着城乡建设模式正在从粗放型增量建设逐步向精明型存量建设转型,部品尺度的分户改造将以其更灵活的优势,显示出其在改造项目中的市场潜力。 The existing multi-story apartment buildings built from 1970 s to 1990 s, are of a large amount of building stock in central urban area and were constructed with strict regulations, while there are problems of the function, deterioration and maintenance in these aging buildings. By the advantages such as high quality, fast assembly and high standardization applying into the new buildings, the prefab components are expected to match to the standardized stock of apartment buildings, and have potential in application to the retrofitting of the existing apartment buildings. Taking an example of toilet, this paper aims to the design and research on prefab component applying into the individual retrofitting of the existing apartment buildings. The components of same-floor drainage and unit bath are assembled into the existing toilet, and the design is focused on several levels of plan, component, joint and detail. With the construction market changing from new building to the stock building, retrofitting on the scale of components will be more flexible for the individual household and expected to be popularized in the future market.
