重庆市主城区轨道车站TOD详细规划机制及导则研究

Detailed Planning Mechanism and Guidelines for Transit-oriented Development(TOD) of Urban Railway Stations in Main Urban Areas of Chongqing

对重庆市主城区2020年规划的478 km、262座轨道车站进行评估清理,分析轨道车站周边500 m范围内用地性质、容积率、建筑开发量、服务居住人口、岗位人口等,统计出2020年前轨道车站500m范围内覆盖的居住人口数量及占主城区居住人口的比例。总结主城区轨道车站TOD规划存在的主要问题,结合重庆轨道站点地区的土地利用特征,借鉴国内外经验,从车站分类、站点影响范围、站点周边用地布局、开发强度、一体化交通衔接等几个方面进行深入研究,提出适合重庆市主城区的轨道车站TOD规划编制机制和导则。

This study looked into and evaluated the 262 urban railway stations and urban rail lines totaling 478 km in the 2020 urban rail construction plan for the main city of Chongqing Details such as land use,volume rate,construction development,service population,and numbers of jobs were analyzed in the range of 500 m of each railway station.Furthermore,the proportion of the population living within 500 meters of the station prior to 2020 to the population of the main urban area was estimated.The study summarized the major existing problems in the transit-oriented development planning of the main urban rail transit stations.Furthermore,based on experience from home and abroad and the land use characteristics of the Chongqing rail site,the classification of the stations,scope of the station location,layout of the areas surrounding the site,intensity of the development,and integration of the traffic were investigated.Finally,the study proposed a detailed planning mechanism and guidelines for the TOD of urban railway stations suitable for the main areas of Chongqing.
