摘要
本文在完全非完美信息框架下,运用动态博弈分析了商业银行和房产评估机构的策略选择,证明了在信息和反馈效应下,商业银行与评估机构之间的长期合作策略是子博弈精炼纳什均衡,这对于分析、预测二者行为结果具有借鉴意义。同时指出行业竞争的加强、评估效率的提高、市场环境的稳定以及房产市场的萧条都有利于评估机构提供更加有效的服务。
Based on a complete but imperfect information dynamic game model, this paper analyzes the strategic choices of commercial bank and that of the real estate appraiser,figuring out that on the effect of information and feedback the long-term cooperative strategies between commercial bank and real estate appraiser is a subgame perfect Nash equilibrium,which is useful when analyze or forecast the actions of the two. This paper points out that a positive effect is given to the real estate appraiser on offering its services by the enhancement of industry competition,advancement of evaluating efficiency, the stability of market environment and the stagnancy of the real estate market.
