基于SVM的养老地产项目投资风险评价研究

SVM-based Risk Assessment on the Investment of Pension Estate Projects

针对我国养老地产项目投资过程中资金需求量大、回收周期长且普遍缺乏开发经验等问题,提出将支持向量机(SVM)应用到养老地产项目投资风险评价中。并结合我国养老地产发展现状,建立基于SVM的养老地产项目投资风险评价模型。结果表明,该模型预测精度较高、运算速度较快,能够辅助养老地产开发企业在投资决策时及早预知风险,减少投资的盲目性,做出合适的决策。

Aiming at the problems of the large amount of capital demand,long payback period and general lack of developmentexperience in the process of China's endowment real estate investment,the application of support vector machine(SVM)in the evaluation ofthe investment risk of the pension real estate project is put forward.Combined with the current situation of China's pension real estatedevelopment,the evaluation model of investment risk of pension real estate projects based on SVM is established.The results show that themodel has high prediction accuracy and fast calculation speed.It can help the pension real estate enterprises predict risks in makinginvestment decision to reduce blindness in the investment and make suitable decisions.
