摘要
利用对北京市居民进行简单随机抽样调查数据,从住房产权性质、住房产权拥有数量及住房产权使用年数三个方面,采用因子分析、多元线性回归等统计方法,分析住房产权与北京市居民主观幸福感之间的关系。研究发现:(1)相比较没有住房产权的居民而言,拥有住房产权能显著提升北京市居民幸福感水平;(2)拥有住房产权的数量与北京市居民幸福感水平正相关,数量越多,幸福感水平越高;(3)住房产权拥有年数与幸福感水平负相关,即:随着住房产权拥有年数的增加,住房产权对居民幸福感的刺激越来越小;(4)与拥有完全自有产权居民相比,拥有小产权居民幸福感水平无明显差异。这些发现,对于提高北京市居民主观幸福感,深化改革住房制度,促进北京地区和谐发展具有一定的参考价值。
This paper used the survey data that research among Beijing residents by the simplerandom sampling survey to analyses the relationship between housing property and Beijing residentssubjective well-being,which using factor analysis,multiple linear regression methods from thehousing property,the numbers of housing property has and the years of housing property used.In thispaper,the study found that:(1)Compared to the no residential housing property,the homeownersproperty can significantly improve the level of happiness of Beijing residents;(2)The number ofhousing property has a positive correlation with the level of happiness of Beijing residents,andthe more the higher;(3)The years of home ownership has a negative correlation with the level ofhappiness,namely:as the years of home ownership increased,the stimulation of housing property tohappiness for the residents are smaller and smaller;(4)Compared with the fully-owned property,there is no significant difference in the level of happiness for Beijing residents who have the smallproperty.These findings has a certain reference value for Beijing residents to improve subjectivewell-being,deepen the reform of the housing system and promote the harmonious development of theBeijing area.
