摘要
房地产投资环境是一个由诸多因素共同构成的复杂系统,良好的投资环境是房地产业健康持续发展的基础和前提。从宏观经济、基础设施、房地产市场、社会文化卫生等4个方面选取26项指标,运用主成分分析法,对京津冀城市群房地产投资环境进行综合评价,结合聚类分析,将京津冀城市群13个城市的房地产投资环境分为4类,并进行分类评析。结果表明,京津冀城市群房地产投资环境存在地区差异明显的空间分布特征。最后,基于研究结论提出京津冀协同发展背景下改善京津冀城市群房地产投资环境的若干对策与建议。
Real estate investment environment is a complex system composed of many factorstogether,and a good investment environment is the basis and premise of the real estate industrysustainable development.In this paper,from four aspects of the macro economy,infrastructure,realestate market,social culture and health,included26indicators,we comprehensively evaluated thereal estate investment environment of Beijing-Tianjin-Hebei urban agglomeration used the principalcomponent analysis(PCA).Combined with clustering analysis,thirteen cities’real estate investmentenvironments in Beijing-Tianjin-Hebei urban agglomeration were divided into four types,and classifyelucidated.The results show that there were obvious regional differences in spatial distributioncharacteristics in the real estate investment environment of Beijing-Tianjin-Hebei urban agglomeration.Finally,based on the research conclusion,we put forward several countermeasures and suggestionsabout enhancing the real estate investment environment of Beijing-Tianjin-Hebei urban agglomerationunder the background of the coordinated development of Beijing-Tianjin-Hebei.
