摘要
AHP法主要用于确定权重系数,应用在房地产评估工作中确定区位、实物、权益等各个具体因素权重计算,以及各种方法权重的计算,具有一定的科学与合理性。首先,根据估价项目实际情况分解影响房地产价格的因素,在由定性评价转为定量评价的模糊综合评价法中穿插AHP法,确定各个因素的权重,结合专家评分,并统计各个项目的得分。然后,根据当地相应基准地价利用公式确定项目地块的价格。最后,再次利用AHP法综合的评估项目价格。
The analytic hierarchy process is fairly scientific and rational when it is applied to the weight coefficient determination of factor adjustment including the position condition,real object,the benefit situation in the real estate estimate work.It is can also applied to calculate the weight coefficient of estimate method.In the study,firstly,we can resolve the elements that affect the price of real estate as per actual situation of evaluation project.And we can confirm the weight of each factor by fuzzy judgment method interspersed analytic hierarchy process.Then the project should be scored by the evaluation experts and finally get the score of the project by statistics.Secondly,we can confirm the price of land parcel by using the formula on the basis of local standard land price.Finally we can use the analytic hierarchy process to evaluate the price of the project entirely again.
