乡村旅游开发中的土地流转模式及实证研究

Land Transfer Model and Empirical Study in Rural Tourism Development

乡村旅游开发的规模和速度取决于土地流转的模式，合理的土地流转模式能有力的促进乡村旅游的发展,实现大规模的、集中的土地经营，推动农村的城镇化进程。本文以山东省竹泉村为例，探究乡村旅游开发中的土地流转模式，竹泉村采用的是政府主导下的“公司+农户”的土地流转模式，这种模式使得政府、农户和开发商能够各取所需实现互利共赢，但是在土地流转过程中也存在社会保障体系不健全，旅游市场不稳定等因素，使得农民的平衡发展和可持续发展难以得到有效保障。因此，针对竹泉村土地流转的优势和不足，提出合理的对策和建议，希望能对我国乡村旅游的开发提供一定的理论支撑。

Rural tourism development depends on the scale and speed of land circulation pattern.Rational land transfer mode can promote the development of rural tourism,realize large-scale and centralized land management,and promote the urbanization process of rural areas.This paper takes the Zhuquan village of Shandong Province as an example,to explore the development of rural tourism in the land circulation pattern.The Zhuquan village adopts the mode of land transfer under the government led"company+farmers".This model makes the government,farmers and company can each one takes what he needs to achieve mutual benefit and win-win.but in the process of land circulation is the existence of social security the system is not perfect,the tourism market instability and other factors,the balanced development and sustainable development of farmers can not be effectively guaranteed.Therefore,in view ofthe advantages and disadvantages of the land circulation of bamboo spring village,the paper puts forward reasonable countermeasures and suggestions,hoping to provide certain theoretical support for the development of rural tourism in china.
