土地供应与房地产传导机制的大数据分析框架研究

Framework of Big Data Analysis with Regard to Transmission Mechanism between Land Supply and Real Estate

互联网中丰富的社会、经济、生态信息,与不动产数据相结合,将更好地拓展不动产数据的应用范围。研究采用大数据"用户画像"技术,提取不动产统一登记数据库中登记类型、空间位置、土地利用分类、权利人等信息,辅助网络大数据提取不动产价格、基础设施状况、区位条件等信息,对土地的供应和房产的需求进行画像,建立房产需求标签、土地供应标签以及供需信号标签,实现供需联动,搭建了土地供应与房地产市场传导机制框架。研究成果可精准、及时、全面地反映"土地—房产"之间的变化,为明确房地产市场的供应和需求之间的相互作用研究提供系统化的数据支撑。

If we can integrate the rich information about society,economy and ecology on the Internet with the data of real estate,the application scope of real estate data will be better developed.Through using the technology of buyer personas portrait,this study has extracted the information about registration type,spatial location,land use classification,and right holders from the registration of real estate database.In addition,it has also fetched the information about real estate prices,the state of the infrastructure,and area conditions with the help of big data on the network.On this basis,this study has drawn a portrait for land supply and property demand.In doing so,the labels for housing demand,land supply,and the supply and demand signal are established;thus realizing interaction between supply and demand.As a result,the framework of transmission mechanism between land supply and real estate market is set up.The research results can accurately,timely and fully reflect the change between land and property,which can provide systematic data support for clearly defining the interaction between supply and demand of real estate market.
