摘要
房地产业在中国城镇化进程中得到了极大的发展,不但促进了中国经济的增长而且提高了国民的住房水平。但由于当前城镇化进程的减速以及资源配置的失衡,形成一、二线城市价格上涨过快而三、四线城市库存过剩的局面,房地产市场总体上由供不应求转变为供过于求。房地产市场的稳定关系到国计民生,郑州市作为中部两大中心城市之一,商品住宅的价格在去年经历了快速上涨,造成了严重的社会焦虑和不满。政策的制定应该让房子回归它的居住属性,通过供需两侧的改革调整市场的失衡并最终形成一个稳定的房地产市场。
The real estate industry in the process of urbanization in China has been greatly developed,and it does not only develop China's economy but also improve the national housing standards.However,due to the slowdown of the current urbanization and the imbalance of resource allocation,it has led to the situation that the prices in the first and second tier cities have risen sharply while the excess stockpiles in the third and fourth tier cities has taken shape,and the real estate market as a whole has shifted from short supply to oversupply.The stability of the real estate market is related to the national economy and the people's livelihood,Zhengzhou is one of the two central cities in Central China,the prices of commodity houses experienced a rapid rise last year,causing serious social anxiety and dissatisfaction.The formation of the policy should make the house return to its residential properties,adjust the market imbalances through the reforms on both sides of supply and demand and eventually form a stable real estate market.
